What I plan for here
San Diego walls, ceilings and doors
The pre-war core — North Park, South Park, Normal Heights, Kensington — is largely 1920s and 1930s bungalows with lath and plaster over rough-sawn studs. Studs there are often on irregular spacing rather than a clean 16 inches, and a magnetic stud finder is close to useless. I drill a small pilot to confirm before a lag goes anywhere near a wall in these homes.
Move west and north and it changes completely. Clairemont and Bay Park are 1950s and 1960s tract with conventional drywall and predictable framing — the fastest installs in the county. Mira Mesa and the Penasquitos corridor are 1970s and 1980s, drywall throughout, often with two-story great rooms. Downtown and Little Italy are concrete and steel with interior partition walls that vary floor to floor.
Getting to you
Parking is the variable that actually affects my schedule here. North Park, Hillcrest, and Ocean Beach are permit or metered street parking, and downtown buildings need a loading dock booking or a visitor spot arranged ahead. Tell me when you book and I'll build the time in rather than being late.

Booking in San Diego
How does the price work?
Text me a photo of the spot and I'll text back a flat price for the whole job. That number doesn't move unless the job turns out to be something other than what's in the photo — and if it does, I'll tell you before I start, not after.
When do I pay?
When it's done and you've looked at it. No deposit, no card on file, no payment up front.
How soon can you come out?
Usually this week, often the next day. You'll get a real arrival time — an actual hour, not a four-hour window.
Do you supply the equipment?
No. You buy the TV mount, the doorbell, the fan — whatever it is — and I install it. That keeps my price flat, means you own the parts, and means you're not paying a markup on something you can get delivered tomorrow. If you're unsure what to buy, text me and I'll tell you what fits.
Is it really just one person?
Yes. The person who quotes the job is the person who shows up and does it. You won't get a dispatcher, a rotating crew, or somebody who's never seen the photo you sent.
What can't you do?
Anything that needs a building permit — new circuits, new outlets, panel work, repiping, water heater or HVAC changeouts, gas lines, structural changes. Also anything where the total cost of the job would run to $1,000 or more. Those need a licensed contractor, and I'd rather refer you to one than take on something I shouldn't.
