Encinitas walls, ceilings and doors
Leucadia and Cardiff are full of small original beach cottages, many of them added onto more than once. Framing is genuinely unpredictable — I have found 24-inch spacing, 16-inch spacing, and a stud that simply wasn't where three feet of consistent spacing said it should be, all in one house. That's not a complaint, it's just why I confirm with a pilot hole rather than trusting a reading.
Olivenhain and Village Park run newer and larger on bigger lots, with conventional construction and more vaulted ceilings. Olivenhain in particular has long driveways and detached garages, which matters for camera coverage — the useful camera position is often not on the house.
Getting to you
Coast Highway 101 through Leucadia and Cardiff backs up badly on summer weekends and on any decent surf day. I schedule Encinitas jobs earlier in the day for exactly that reason, and I'd rather give you an honest 9am than an optimistic 2pm.

How does the price work?
Text me a photo of the spot and I'll text back a flat price for the whole job. That number doesn't move unless the job turns out to be something other than what's in the photo — and if it does, I'll tell you before I start, not after.
When do I pay?
When it's done and you've looked at it. No deposit, no card on file, no payment up front.
How soon can you come out?
Usually this week, often the next day. You'll get a real arrival time — an actual hour, not a four-hour window.
Do you supply the equipment?
No. You buy the TV mount, the doorbell, the fan — whatever it is — and I install it. That keeps my price flat, means you own the parts, and means you're not paying a markup on something you can get delivered tomorrow. If you're unsure what to buy, text me and I'll tell you what fits.
Is it really just one person?
Yes. The person who quotes the job is the person who shows up and does it. You won't get a dispatcher, a rotating crew, or somebody who's never seen the photo you sent.
What can't you do?
Anything that needs a building permit — new circuits, new outlets, panel work, repiping, water heater or HVAC changeouts, gas lines, structural changes. Also anything where the total cost of the job would run to $1,000 or more. Those need a licensed contractor, and I'd rather refer you to one than take on something I shouldn't.

Encinitas is the city where I most often ask whether part of the house is original. Leucadia and Cardiff in particular are full of cottages that have been added onto over decades, and the framing in an addition rarely matches the framing in the original structure. In a few of them the two meet in the middle of the exact wall people want a TV on, which is worth knowing before rather than during.
Owners almost always know the history even when permit records are vague, so tell me when you text and it changes how I plan the hour. The other coastal factor here is salt: anything mounted outside in Cardiff or Leucadia needs stainless hardware and cable dressed so water runs away from connectors, or it will fog and corrode within a couple of years. Morning slots work best for North County days.
