El Cajon walls, ceilings and doors
The bulk of the city is 1950s through 1970s single-storey tract — stucco outside, drywall inside, eight-foot ceilings, conventional framing. It is honestly the easiest housing stock in the county to work in. Standard ladder reaches everything, studs are where they should be, and a fan swap or a TV mount is a clean hour.
Rancho San Diego and Granite Hills run newer and larger, some of it 1980s and 1990s with vaulted ceilings and two-storey plans. Bostonia and the older streets downtown go back further and have more variability. Across all of it, the inland heat means attic and ceiling work is genuinely better done in the morning, and I schedule it that way.
Getting to you

How does the price work?
Text me a photo of the spot and I'll text back a flat price for the whole job. That number doesn't move unless the job turns out to be something other than what's in the photo — and if it does, I'll tell you before I start, not after.
When do I pay?
When it's done and you've looked at it. No deposit, no card on file, no payment up front.
How soon can you come out?
Usually this week, often the next day. You'll get a real arrival time — an actual hour, not a four-hour window.
Do you supply the equipment?
No. You buy the TV mount, the doorbell, the fan — whatever it is — and I install it. That keeps my price flat, means you own the parts, and means you're not paying a markup on something you can get delivered tomorrow. If you're unsure what to buy, text me and I'll tell you what fits.
Is it really just one person?
Yes. The person who quotes the job is the person who shows up and does it. You won't get a dispatcher, a rotating crew, or somebody who's never seen the photo you sent.
What can't you do?
Anything that needs a building permit — new circuits, new outlets, panel work, repiping, water heater or HVAC changeouts, gas lines, structural changes. Also anything where the total cost of the job would run to $1,000 or more. Those need a licensed contractor, and I'd rather refer you to one than take on something I shouldn't.

It is the inland valley, twenty degrees above the coast on a summer afternoon, and that shapes what people call me for — air conditioning that actually runs, thermostats worth automating, ceiling fans in bedrooms, and attic work that has to happen in the morning because by noon an El Cajon attic is genuinely unsafe to be in.
The housing is largely post-war single-storey tract on slab, drywall over conventional framing, with a good share of 1980s and 1990s development further east. That is easy, predictable installation work. Lot sizes are generous compared with central San Diego, which again pushes camera and network coverage further out from the house than people expect — worth saying what you want reached when you first text.
