What I plan for here
Chula Vista walls, ceilings and doors
Eastlake, Otay Ranch, and Rancho del Rey are drywall over engineered framing on 16-inch centers, generally post-1990. Studs land where a stud finder says they land, and a TV mount goes up fast. The one thing that catches people out is the two-story great room — a lot of these plans have an 18-foot entry or family room, which puts a ceiling fan out of reach of a standard ladder. Tell me the ceiling height when you book.
Northwest Chula Vista and the older streets near Third Avenue are 1940s through 1960s, with some plaster and some early drywall and framing that doesn't always follow a rule. Bonita runs larger and older on bigger lots. Both are perfectly workable — they just want a pilot hole before a lag bolt, not after.
Getting to you
The east-side HOAs are active, and several have written rules about anything mounted on a front elevation — cameras and doorbells included. It is worth a five-minute check of your CC&Rs before I come out, because a camera I have to move is a camera I mounted twice.

Do you supply the equipment?

Is it really just one person?
Yes. The person who quotes the job is the person who shows up and does it. You won't get a dispatcher, a rotating crew, or somebody who's never seen the photo you sent.
What can't you do?
Anything that needs a building permit — new circuits, new outlets, panel work, repiping, water heater or HVAC changeouts, gas lines, structural changes. Also anything where the total cost of the job would run to $1,000 or more. Those need a licensed contractor, and I'd rather refer you to one than take on something I shouldn't.

Chula Vista splits cleanly at the 805. East of it — Eastlake, Otay Ranch, Rolling Hills Ranch — is some of the most straightforward install work in the county: 1990s and 2000s tract with drywall over reliable framing, generous ceiling heights and, very often, a media niche already built above the fireplace. West of the freeway the stock is older and more mixed, and closer to the work I do in central San Diego.
The east-side detail worth raising before you buy anything is that fireplace niche. It is almost always structurally fine and almost always higher than is comfortable to watch for an evening. If that is your plan, buy a tilting mount rather than a fixed one. HOAs are common in the newer plans and a few have rules about anything visible from the street, which is worth checking before exterior cameras go up.
